Location

From Houston or Bush Intercontinental Airport, go north on I-45 or the Hardy Toll Road to the Woodlands Parkway exit (76B) and take the flyover directly into The Woodlands. From the north, take the Woodlands Parkway exit (76), and go south on the feeder road until signs direct you to turn onto Woodlands Parkway.

Be sure to stop at The Woodlands Homefinder Center, located at 2000 Woodlands Parkway, about ½ mile west of I-45. It's open daily (except Thanksgiving Day, Christmas Day and New Years Day) from 8:30 a.m. until 5:30 p.m. Here, you'll find welcoming Homefinder Representatives (they are not sales associates, so there's no pressure) who will provide helpful information about the community and directions to sales centers in your price range.

Housing Prices in the Woodlands

Source: Houston Chronicle, April 13, 2008 The value of homes, measured in price per square foot rose by 9% in 2007 according to an article in the Chronicle, which is higher than any other Woodlands village. Home in foreclosure declined slightly from 2006.

Grogan's Mill is the fifth largest subdivision in the Houston area with 3,976 homes in the community. The largest is Alden's Bridge with 7,131 homes, Cochrans Crossing with 5269 homes is the second largest sub-division in the area. The other Woodlands villages would all be in the top ten communities.

As The Woodlands builds out, and most of the property in Montgomery county is now finished or under construction, we expect that the values in GM will start increasing faster than other areas. We do have the three things important in real estate; location, location, location. We are already beginning to see some tear downs with new construction of bigger homes.
